What's Included

Base and Foundations

Typically, your garden building will be built on a reinforced concrete base for solidity and weatherproofing. Depending on your situation we may consider alternatives.

Wall, Floor and Roof Structure

Walls and roof are built from 4" or 6" treated timbers to form the studwork or the roof construction. WPB ply or OSB sheets form the skin for wall cladding and roof finish. Floor is usually semi floating depending on finish

Insulation

Floor, walls and ceiling are thermally insulated with 2" or 3" Celotex™ rigid foam insulation which provides excellent thermal insularion properties. Acoustic insulation and sound-proofing can also be provided where necessary.

Roof Covering

Pitched Rooves: Natural red western cedar shingles , tiles, felt shingles or recycled Eco slates.

Flat Rooves: built up felt covering or innovative single ply finish.

All suitable protective materials but chosen for their aesthetic appearance.

Windows

Windows are selected from an extensive range in either wood or uPVC and include double (or triple) glazing, with factory fitted locks. All are factory manufactured to British Standards.

Doors

Doors can be provided in either wood or uPVC. Single or in pairs or sliding bi-fold door set. Fitted with 5 lever security lock and double or triple glazing.

Services

Connection to main services in the house for Electricity, phone, broadband/data, TV, water, drainage and lighting.

External Decoration

Extensive range of stains and paints to suit or self coloured uPVC or self finished cedar.

Interior Walls and Ceiling

Typically the walls and ceiling are of plasterboard, filled and with cover fillets. Natural pine timber tongue & groove can also be specified.

Choice of Decoration

Emulsion painted and joinery stained or painted

Flooring and Skirting

Choose from wood, carpet, tiles or laminate, which we can supply and fit or just fit yours. Alternatively, we can leave flooring grade chipboard for you to finish.

Services

Ring main with as many sockets as you need plus a lighting circuit, extenal lighting with remote switching and PIR. We can also install shower, toilet or kitchen facilities.

Lighting

Office quality recessed spotlights or surface mounted rotating spotlights. You can also choose multiple clusters or a separate plug-in 5 amp lighting circuit.

Heating

Simple thermostatic panel heater. We can also install air conditioning/heating units or underfloor heating systems.

Decking or Veranda

Decking or a veranda can be integrated in any shape or form depending on requirements. Can include built-in lighting and balustrading.

Additional Services

If you require extra services to suit then we can install cable/sky TV, air conditioning, external lighting with remote switching, alarm and extension, intercom and video.

Bespoke Detailing and Finishes

You may have ideas about individual design elements or finishes to make your garden office even more individual. We are happy to accommodate your ideas and most design and finish features can be incorporated.

Kitchen and Bathroom Facilities

We can design shower, bathroom, toilet and kitchen facilities into your garden building to increase the flexibility of use.

Storage

We can integrate internal storage, a secure room or external garden store area with separate access.

Plumbing and Drainage

Plumbing and drainage can be incorporated into existing services or a new stand alone system installed.
